Tenant demand picked up in the latest RICS UK Residential Market Survey published in July 2026. The June survey reported a +18% net balance for tenant demand, the strongest reading since May 2025, while new landlord instructions remained negative at -18%. RICS also expected rents to rise by around 2.5% over the next 12 months.
A net balance is a survey measure, not a count of tenants or properties. For Essex buy-to-let landlords, stronger demand does not automatically mean refinancing is suitable, affordable or straightforward. If your deal is ending, review your rent, costs, cover and paperwork before applying for a new buy-to-let mortgage.
Check your rental income carefully
ONS data shows private rents in the East of England rose by 3.6% in the 12 months to May 2026. In Chelmsford, average monthly private rent reached £1,445 in May 2026, up 6.2% from May 2025.
Even so, lenders do not usually rely on headline rent growth alone. They may consider expected rental income, personal income, property value, deposit, credit position, property type and affordability.

Check your landlord insurance
